Thanks Whip - Is all loamy sand jank soil for plotting?

^^ This parcel is just a few miles from mine. The soils should be similar (?). The ph will be quite low typically.....but with a load of ag lime you can grow stuff on those soils......IMO. Like any sandy soil.....it's gonna take frequent and/or timely rainfalls to grow good crops.....but it's being done with corn across the road from this property.

The highway is going to be one negative factor in my mind. But, lots of folks live with that I suppose. There are some good deer taken in the area......and lots of brown deer taken too.
 
No, some loamy sands are very good soils. They hold good amounts of OM in the loam and drain well enough due to the sand content. The Mahtomedi soil is a bit more sandy, more a sandy loam than a loamy sand, and it is typically found in lower areas, so the ph can be low(maybe due to tannins or whatever acids are in the soil).

I think the loamy sands are more sandy than the sandy loams?

I think that this is one reason our area of east central MN has less corn and soybeans that parts of west central and north central MN that are further north than us. They have loamy sands that drain better and can get the crops in a bit earlier. That extra week can make a difference some years.

Now that you say that WB, you are correct, I just couldn't think of a better way to quickly convey the difference. Either way, we had a small area of Mahtomedi soil on our old place around our creek bottoms, and it is far more sand than loam.
 
North access is all wide open cattle pasture so the deer should not frequent it. South access is an actual road on the map I have but it turned out to have been turned into a gated 4 wheeler trail.

I found the place on the county GIS website after foggy said it was near him. It shows that the the south road is an unimproved township road, using it may cause problems with locals though.
 
What's the cover to the south? Looks like woods, is it thick? Neighboring woods, is it bedding cover?
That looks like a really cool place to hunt if those are bedding swamps.
I would drool to hunt that "upland" strip dividing those swamps! I would only hunt that upland strip during prime time. At least the south side, you could catch those deer working south to your plots. North wind, could easily fit in a nw wind with some blocking. There is plenty enough cover if that is 180 to slip another 100 yards to that south strip.
Not having bedding cover on the neighbors to the south would be really advantageous! You can pound does working to the north, along that field, if u care to. U could get hinge creative to control deer in north end for bucks.
That place looks really workable to me
 
How did the place "feel" to you after walking it? If I can help......give me a shout. Wheeler or UTV use? You could drive a UTV or wheeler there from my place.

PM me directions to your place from the parcel so I can NRCS survey the soils. If I get some decent pictures I have a feeling there are enough guys here that can help me overcome the soil limitations to make it worth a try. The cameras will help tell me what kind of neighborhood it is.

North part has a bunch of deer. Best bedding in the area for certain.

South part needs to be logged and won't be rolling for 3 years after the aspen harvest, but will be rocking then if the neighborhood is ok.
 
The Cass County website has all the soils info contained into their GIS mapping system. Pretty neat. Also good arial photos, wetlands, etc etc. Take a look!

I'm not sure what your time table is.....1031 exchange can expedite the timetable to stressful quite quickly? Anyway, my buddy pullled landowners from a county in MN GIS website and sent letters to landowners indicating an interest in buying and/or potentially leasing. It was amazing how many people responded that would consider selling. Good way to pick your neighborhood and ditch realtor fees.

I have sent letters to landowners from suggestions here on the forum. I can't do 1031 on the big piece as I am carrying the note, and the gains on the other were marginal so I am paying the taxes.

You got neighbors I can send letters to in a good neighborhood PM me.

Partially because I am a tight ass. I was having problems with the Cass County GIS system where I could not pull up the PIDS to see how many neighbors there were at the other place.

I was thinking of dumping cameras there next week after inventory done on this place.
 
(1) Call Jody Osterloh at Land Radar. (2) Ask her for the best deer properties they have available in Cass or Crow Wing County (or other Co). (3) Buy it. ;)


.....its easy spending other peoples money. ;)
 
There seems to be lots of deer trails on the east end of this property and also on the next property to the east. Check the aerial!
 
Wolf country both 2 and 4 legged. I'd be careful up there.

Looks like good diversity. Mostly protected on 2 sides by swamp. Good burgers in Huntersville or Nimrod. Similar to my place and only a few miles away.
