If I had Batman money I'd find a place in the metro with 10-20 acres bordering something big, wooded and no or limited hunting allowed. You could rent the house out if you didn't want to move. Listening to dogs, neighbors, planes, and dealing with trespassers would be the negative but the metro is one of a few places left in MN that still has decent deer and mature buck numbers. I saw 3, possibly 4 P&Y bucks last fall hunting the same 5 acres. Only one in range and short story is I missed.

I know a guy leasing 18 acres in metro for $4,500 per year. Wont shoot unless its 170 plus. And the deer are there. Cheap compared to what I have been doing, but not really my gig. They do get age in selected metro spots.
 
The wolves scare me up there. But I know nothing of real substance. No experience up there.

Yeah wolves and winter would be bigger factor on these spots than neighbors. IME spots closer to the "populated" areas get ran by wolves every couple months at least. If you are further back in the woods you can have ones that seem to be residents. Pretty sure that one linked to wouldn't have residents, the wolves get pressured a bit themselves around there too ;).

You can still do habitat, fruit trees and food plots, you just do it on a smaller scale. Which frees up more time to keep the streets of Gotham safe. Plus, if you're in a no gun area, you can hunt the entire rut without fearing for your life and you actually see deer after the opener.

Agreed. I'm doing all of my stuff on 30 acres, ~18-20 of which are swamp.

I have had very good luck seeing deer all season long with a good access/exit plan, and have been looking for a metrostyle lease as buying does not fit my cost benefit analysis. Yet.

But find me the right spot and you may have a new hunting friend.

Make sure that you KEY on access for the property. I only have access on the West, which sucks. I have swamp on the east, and houses on the North, which would be the best :/

Access whittled 94 properties to 4. You are correct of the importance. If they know you are coming when you are trying to hunt, the game is over.

I know your looking close to home but their is 290+ acres for sale that borders my place in east central Mo. It's approx 1 hr from STL. Their has been allot of logging in the area giving us great deer numbers with lots of native browse. Also lots of mature bucks with all the cover. Their just tough to hunt! On my 287 acres last year I got 25 different bucks on trail cam. 5 were absolute studs. HAd oppritunitys on 2 nice 3 yr olds but passed. We could do great things managing 600 adjoining acres. This ground could be had for 1k/acre. Maybe a lil less. Just throwing it out there as I would love to have a good neighbor.

My BIL has about 55 acres......and is taking pics of a number of great deer (see pics section) I'd bet you could lease a blind from him for about $4500. and hunt half his land. He has a few booners in the area. I have posted the pics. He likes c - c - c cash. ;)

I'm gathering this place is off the "list" now?

I have driven by this property a few times. It was 160 acres at one point - maybe more. I like the looks of it....but have never walked it. I would not discount this piece to quickly.

Get too much farther west.....and the soil does not support big trees very well. This land is somewhat borderline for soils too I suppose. But IMO you should have a good look.
 
I'd look for a place next to a large swamp to limit hunting pressure on neighboring properties. Or find something next to a sanctuary of some sort, which is probably tough to do for $1k/acre.

On an 80 acre property your neighbors will have a pretty big impact on daylight movement on your property in most situations.
