Got a bag of urea down on some of the brassicas this afternoon. Got soaked but hopefully worth it. Deer are already hitting some of the June planted ones. If they keep it up they'll be gone by October.
perfect timing, several hours of steady rain today
 
We stopped by our place to check cams and the gauge on our way to looking at that property this morning. Dumped 1.2" out of the gauge. Only about 0.2" at 5pm last night.
 
It's a lot like the typical sandy Juneau county land. Gently rolling topography. About 20' of elevation from high to low. Lots of red oaks, a few whites, white and red pine and some kind of spruce. Think I saw a few jack pine as well. Lots of oak regen. Not sure if it ever gets past the deer much. Timber is pretty mature. It's more open than our bottom land. Ran across a few trails that were beat down pretty good heading to the adjacent corn field. Couple nice open areas similar to CrazyEd's orchard areas. Probably big enough to sneak in an apple tree or ten. The double wide on the place was surprisingly nice for 17 years old. Even has an in ground storm shelter. Place also has a decent trail system in place. Wouldn't be tough to improve it.

We also looked at the adjacent 40. It's 30 acres tillable, an old farmhouse and a really nice 20 year old shed. Approximately 28'x36'. There was a crabapple and an apple in the yard. Maybe 5 acres of woods.

They have to see if a niece/nephew is at all interested but we'll see. They threw out a couple prices just generally and both are high for that type of ground. I think they talked to a realtor and got a price from them. North of 200 for each piece separately. The 60 with double wide assessed at 189,000 I think.

170,000-180,000 is about all it's worth IMO.
 
They will sit on it for a while unless they are willing to move down on the price. Even the tillable isn't all that great in that area. A local farmer may bite on the open acres, but I still think they would have to drop the price some, those farmers aren't making the big dollar yields that they do on better soils. Maybe you would have some frac sand deposits under that pathetic topsoil?
 
Yea the corn field on the 40 didn't look all that great. It's marginal ag land at best. Who knows about the frac sand underneath. The mines aren't too far away. The people selling don't hunt, and don't really use it any more. It's been in their family awhile so it might be hard to let it go for some. I'd doubt they get $200K+ for each piece.

Didn't have time to mow this area after seeding but it's filling in pretty good so far.
 
Yellow twig dogwood that was planted in fall 2013 after I put a cutting in a roottrapper in the spring 2013. Forgot I had even planted these until I walked over to look at some silky dogwood.

Shot of urea helped the brassicas...and the weeds.
 
Brassica/WR/Clover plot planted 8/1. Overseeded a bit but should provide something come october. Based on trailcam pics, when deer come out in this corner they always seem to stop for a bite. Coons/skunks/cranes included.

Can see some clover here.

Bunch of GHR in this area.

And another pine tree stand right next to it. This is the stand I shot mine out of last season.
 
Looks like the deer are leaving that yellow twig alone, the bugs not so much.

It's within an area fenced off w/ 3' fence. They could easily get to it if they wanted but you're right, doesn't appear to be any browsing.

I think I figured out (from help here or TOS) a couple years ago it was witchgrass. I've got it all over the north side of our field. Stupid stuff. Almost swallowed up my 1st leaf apple trees a few years ago.

Great looking greens, Badger !! Lots there for the deer to munch on into the cold weather. I REALLY like your pine tree stand location. A couple of my stands are in pine trees with thicker branches with " windows " trimmed out for shooting. Those pines help break up your outline and give you a little protection from light rain or snow, too. I hope the deer keep you busy this season with all the work you put into it !!

Timely rains certainly helped! I experimented a bit this year with multiple planting times. I think next year I'll get it down to two. One in mid-late June and one around August 1. If either fail I can throw winter rye on them in August or even September. I also might try the grain portion of the LC mix in a strip using as much of it as I feel like spending money on.

Yup, we have those "windows" in both of our pine tree stands. Makes it tougher to get busted. The buck I shot last year walked right through one of those windows.
 
Nice when that happens, huh badger ?? I like feeling " hidden " and surrounded by branches. Deer walk right near me, some as close as 15 ft. !! :) Glad you got yours last year.

You bet! Mine was inside 10 yards last year. Doesn't happen often, but I've taken advantage when it does.
