Lumber Prices

My hunting buddy does hardwood furniture manufacturing for a living. Standing timber and hardwood grade lumber is climbing significantly.
 
I picked up 3 PT 10' 2X4's yesterday for an OTD price of $43 and change.
 
Osb is over 30 bucks a sheet. Last time I bought it was under 10 nucking futs is what it is.

Lumber prices are soaring right now.

We sold about 2/3 the value of two of our farms this year. We are on the selling end and it is costing these timber guys some money. Which ultimately means it is costing us more money at the hardware stores lol.
 
Yesterday at home depot - 4’x8’ OSB $30.64. A year and a half ago under $7

Pine timber prices here near rock bottom
Stumpage prices for southern pine hasn't gone up a penny, and in many cases, are less today than in 2015/16. At some point this surely has to change. I'm getting slightly less for pulp, chip n saw and saw timber than in 2016. Clearcutting 73 acres of 30 yr old saw timber loblolly in the next 9 months and thinning another 105 acres. Price per ton is slightly less than 2016. Is what it is. And after clearcutting, I'll prolly replant the 73 acres again in loblolly and expect stumpage prices to improve in the years ahead.
 
I got an estimate for a deck for $8000 last April, the guy never was able to get to it during the summer. Then told me prices were to high, wait until spring, prices would go down. Todays estimate, $18,000, for brown treat lumber. This is just your basic 10'x16' rectangle, with a stairway. It is 15' high, but to be $10,000 higher in 1 year.

New construction. $15000 materials.
 
Interesting question. I would like to know this as well. I have also been debating on buying a portable sawmill.

FWIW, I just placed an order for my sawmill today. Woohoo! Only problem...major production backlog and not expected to receive it until AUGUST. Ugh.

Look at composite decking. That price is whack. I built a deck last year 8'x16' for one part and 12'x20' for the other and I was under 3k in materials.

That would be awesome, composite is an option, but it has also went way up. I am waiting on the estimate for the composite right now.
 
I just finished framing 2 walls in my basement. 24x13'. 5 treated 8' 2x4, 5 8' 2x4, and 30 92" studs: $295. When I priced it at this time last year it would have cost me about 1/3. The good thing is the rest of the material hasn't really changed price.

I forgot I did get the majority of the 4X4’s for 80% off. I just happened to be at Home Depot when they brought a whole pallet out still in the straps. Not sure why they wanted them gone but I got all I needed and wish I would have bought all of them. That probably saved a couple hundred
 
I just bought 100 2x4x10’s from the local yard, with tax $1385.

I wasn’t really prepared for that.
