Roof cost

hunts_with_stick

5 year old buck +
So I got a quote from the Amish to put a new metal roof on my garage and outbuilding (8x10ish) so they are going to just lay metal over the existing roof on the garage - some of the wood fascia needs replaced and maybe a couple of really small sections of the osb. Maybe a 3x3 section. On the small building, it needs all new fascia, some of the overhang boards need replaced or pieces added next to it, and more of the osb needs replaced. Does $6200 sound about right? Plus they will be putting in a roof vent at the top to allow for airflow, which neither has right now.

Last 2 bids I got from Amish was very high, like $75 - 100 an hour per man, too high for local labor. I would recommend a second quote form non amish.

What size is the garage? Have any pictures?

Are they installing purlins or screwing the metal directly to the old roofing?

The white buildings roof is in rough shape. He is also putting a ridge vent in both roofs.

The white one needs a lot,of wood replaced and the garage needs a number of the fascia replaced due to rot

It seems like a reasonable price. Like the others said, I would get another estimate, or two.

Rough Math in my area..... 36inch by 12 foot metal is $34 bucks so metal on large be about 1100 plus wood 500 so 1600 material on large building.
Small building material be more like 1200, so material around 2800 to 3000. So I think 2 men should be able to do in 2 days so 16 hours times 2 so 32 man hours divided by $3200 so $100 dollars and hour per person.. So is that reasonable, could be in your area?

I'll guess the garage to be approximately 24'x24' with a 16" overhang and 4/12 pitch:

29 gauge colored steel with ridge cap, corner trim, gutter apron , bottom closure, vented ridge closure, 1x4 nailers, roof screws, 4" torx screws for 1x4 fastening= ballpark $1,850

Judging by the cinder blocks, I'd guess your outbuilding to be 20' long. I'll assume it's 20'x10':

same specs as the garage roof would put the material at roughly $800

garage material- $1,850
labor to apply overtop of existing shingles, cut ridge open for ventilation- $2,000
outbuilding material- $800
labor - $1,000
roof /fascia repair allowance- $500
scrap material disposal- $250
job total= $6,400

1st I would make sure the bid includes all the things mentioned by hill runner because several of those things could be optional but I agree they should be included

2nd I estimated 3200 labor and hill runner estimated 3000. So how many man hours do you think it would take to do this job hill runner or anyone else? To me that decides if it is a fair bid or not

I agree to an extent about man hours…but this is a turnkey price. If you are happy with the end product it shouldn’t matter if it took them 8 hours or 16 hours. What if they bring 3 guys to finish early instead of 2. Not everyone works at the same pace. I think hill and ky gave you good ideas on materials, just decide if you are good with the lump sum and go from there. 50% cost for labor is very normal
