So I decided to take on even more debt when I should be paying it down! My neighbor's land came up for sale, and if the appraisal works out, then I will be adding 176 acres to my 125. It has a rough but functional living space, a well, 80 acres of clean pasture, 40-50 good hardwood bottom, and wetland. In all I will have about about 8500 ft of creek frontage on the back of the property line. Makes a great extension of my current wetland/beaver ponds. Also adds a lot of land type I do not currently have. My current piece is outlined in red, the new in yellow.

I still feel like there is so much to do on my original piece, AND had to promise my wife I will not be gone any more because of this! My mind is whirring with what to do with the pasture. Just found out I'm gonna be a grandpa in October, so keeping it open for motorcycles and ATV's may be the initial course!new plot1.jpg
 
Congratulations on the purchase very nice, lots of opportunity for land improvements. I think I almost enjoy the improvements as much as the hunting myself.

Now you see why I can't justify buying an excavator:emoji_laughing:. AND why I need one! Lower portion of pasture could make for a very easily floodable field for birds, but I have to build a levee.

Yep! Buying land vs. management tools is always a difficult balance. You can be land rich and management too poor or vise versa. :emoji_smile:

Congratulations! If I may ask, is pasture ground more valuable in your area than timberland? Does it have income potential? If so, will this factor into your decision of what to do with it?

Yes, pasture is more valuable than timber, unless the recent price of lumber drives it up! I don't know what I'm gonna do with pasture. May try to get some cash crops, do some big plots, or just convert to early successional. I'm a habitat guy, not a farmer :-) Not yet anyway!

Small hobby farmer income is a good way to get more land management tools at a discount.

Congrats!!!!, its a rare event to get a crack at neighboring land... you wont regret it. Thats a nice chunk of land to own.

Ps.. thats a wild property line you have on the lower right.... be a @#$%$!! to fence
