So why didn't he include the 500 in his first endeavor. Kinda like he knew his long term plans to sell the other and semi retire on this 500. Otherwise why not work and hunt all of the land at one time.
 
My theory on that many acres is good for him. But question why 2300 acres if the goal is not big buck management? Maybe investment/income from the land?

Either way I’m sure it’s good timing to sell and make $$$!

Maybe he acquired it more recently. I don't believe he got it all at once, he's alluded to this before.
 
He explained in a video that they acquired this 500 quite awhile ago and deliberately didn't touch it. Maybe he wanted to have a control area to compare to? I think it may have been a goal all along to move to a smaller piece because they are seeking a purchaser now as opposed to negotiating with a buyer already.
 
Has anyone tried his release process and had success? I watched several of his videos online including the food plot seminar and the seminar with the ag fella. After watching his Facebook live seminar I began to question if it actually works as he portrays, what threw me off was the before & after pictures he posted. The before picture was obviously winter and the after picture was after everything greened up? I'm thinking about clearing out a wooded area to create a destination plot roughly 3 acres in size, the soil is not very good and rocky as his was when he first was. Just wondering if any one has had success trying this or I'd be wasting my time. Thanks
 
His release process is an expensive and oversexed take on throw and mow, but good and relevant nonetheless.

IMO - He's marketed the "release process" very heavily but essentially it's just nutrient cycling and no til. Hardly groundbreaking concepts.

With food plots we always "nutrient cycle / release" because we don't "harvest" what we plant. It's merely rolled, mowed or turned under for the next crop. So whether you til, no til or mow, you're still recycling nutrients so you can taper off fertilization as time goes on (as long as you keep something planted) so the nutrients don't leach out of the upper soil profile. We don't have the annual heavy inputs commercial farming requires because we don't completely remove the crop and stover off the land.

What he markets in the videos is not necessarily true. He still uses herbicide, he's brought in chicken litter, etc on his fields before.. So, if you're expecting a rocky desert to become an Iowa bottomland field in a few years, you'll be let down.

But if you build up a base fertilization in your fields, follow his no til concepts and keep the soil covered - you will have great long term benefits and a healthy property. More than can be said for most TV / YouTube personalities..

Maybe but people still have money and land could be considered a flight to safety. I wouldn’t want to be too crazy in the market right now and cash is losing value every day. Crop land is gold right now and “regular” land is more scarce daily. It could happen, but I don’t see a scenario where land is all the sudden cheap…especially if the recession is short lived, if it is Katy bar the door.

Yes I think it will correct.. but we will need to see a drop in corn and soybeans, which is a long ways out. It will never “crash” to dirt cheap !

Not the stock market drop but the recession that’s sure to follow these inflation rates and the interest rate hikes the Fed uses to slow inflation likely will cause a drop in values how much who knows that’s the golden goose’s egg right there wish I had a crystal ball. It’s also very very likely that the Fed will not at least under Brandon raise interest rates to meaningful highs where they would actually slow inflation so the inflated property values could be here for an extended time. I’m considering buying more land myself even at these ridiculous prices.

When was the last time land ever came down in price?

I think housing market will more likely take a hit with rising mortgage rates. Land prices may level off, but its not just hunters who are driving prices. lot of folks want to get out of metro areas . Whether it is more space, build & live in a more affordable community, or hobby farmers/self sustainer's, land is very appealling. Folks selling their houses in metro areas now have a lot of money to spend.

Fed is already committing to at least two more .5 point raises in next few months. We are already at +5% on a 30 yr fixed and many believe we will see 6-7% interest rates this year.
 
Easy up, sticky to fall. If we slide into deep stagflation, some will certainly get bumped off. Widespread? I don't know.

Well, it had run up pretty good in the 70's and early 80's.....and some folks leveraged to buy....when interest rates went thru the roof.....and many young guns lost their means. I know a few of those guys that lost....painfull throughout their lives. Never really recovered. History does repeat itself......tho I do not think we are near that place yet. Excessive leverage can really bite....and at the end of the day, your bankers only work numbers. Been Said:....trees don't grow through the sky.
 
I have the privilege of knowing Grant through a close mutual friend and have been on the property. During that visit in June 2020, Grant spoke of his growing interest in soil quality. Although I am not a soil scientist, I am the son of one, and we spoke for hours about agronomy. It was clear from that conversation and follow-up phone calls that Grant is transitioning from "growing deer" to "how deer grow" as it relates to soil quality. I applaud him on his efforts to make these biologically sound changes. As a former professor, I tend to geek out over research, and appreciate folks like Grant Woods who make research accessible. Grant, his family and team do that through their programing and writing.
 
He threw down fighting words this week.


He claimed a crimper was better than a flail mower or sickle bar mower. What's interesting, is nobody has ever mentioned a sicklebar mower on any habitat forum I've been on, until it was brought up here a week or two ago. I'm a pretty Christian fella, but you can't be trash talking the flail mowers. There wouldn't be any crimson clover standing back up if a flail mower did that job.
