The turkeys on this property are plentiful as I have never been on it without seeing some. There are crappie in the 2 ponds and you can normally hear the pheasants crowing and quail whistling. The deer hunting speaks for itself as it is in one of the best areas for large bucks in northwest Missouri. This property also has great income. The 163 acres of CRP is paying $22,955.50 per year with the majority of it expiring in 2027 and the remainder expiring it 2021. With the most recent CRP signup resulting in a 98% successful signup, it should be no problem getting it re-enrolled. There is also currently a hunting lease on the property paying $31.25 an acre for and additional $8,300 per year. It is still for sale. It’s north of 136 and and west of 169. It’s likely going to be divided and listed with a realtor soon though.

I’ve also got 310 contiguous acres south of Darlington, MO that’s for sale. This farm is 240 acres of newly (this year) enrolled CRP and timbered draws. Great farm and strong ROI. We have at 2950 per acre on that farm.
