Lets discuss.....Deer Habitat Land Prices in your area.

I think the window for the average Joe to ever own land or a home is closing rapidly. There’s a feeling of endless straw buyers out there with limitless funds gobbling up all they can. I think land has come to mostly a screeching halt for sale out of principle, In such that money isn’t a replacement for land.

I’ve been looking for more, and what’s available is one of two things: stupidly overpriced, or some sort of useless for any purpose. I’m even looking for a mostly useless piece of land and can’t find one that fits my needs.

When faced with the choice of a fat sack of money or having a place to go and do life outside, one does not replace the other. I’ve been banging the drum for years about the war on private land, and it’s here now. It used to be not long ago you could drive a beater car and your would-be truck payment money could buy you a decent 40 in northern MN.

In SW Ohio, my neighbor's 144 acre farm just sold for $790k (about $5500/ac). No buildings, 17 acres of ag fields, about 15 acres of wet area where nothing seems to grow, and the timber was heavily logged 14 years ago. He bought it two years ago for $605k.

Does a Subaru qualify as a beater car? I always thought they were "Butch-mobiles"....but not quite a beater. (LMAO - I remember Batman calling your car a "butched-up" unit. lol) Have not seen Batman around here for a long time.

I’d call it a new beater for me. I got mine new, but no bells and standard package whistles.

I paid 3400/acre in 2017. Selling for 10,000/acre around me currently. SE Michigan
 
One of the biggest deer I ever saw was in Beltrami forest. A monster rack. Never got a shot at him....just saw him in hunting season from the truck. We had pretty good hunting in that area back in the late 70's and early 80's. Not many deer there now....from what I hear.

Lots of legal road hunting with spotlights by the tribe back then (and now?)....plus the wolves have had their way with the herd. Same goes for moose and elk. Disaster.
