That is exactly who I was thinking about when I made my comment. I went to go look up how bad it has gotten, but apparently that may not be the case though.

No they don’t buy the houses directly but they own large amounts of stock in companies that do. They sold their share in “invitation homes” that owns 84K private homes. They still have shares in another company though.
 
I just got a shock on building costs. I talked to a local low-cost home builder about building a 750 sq ft cabin on my land with one bedroom and one bath w/ shower, and it included an attached UTV garage/deer processing area. Just a mini split for HVAC, but it included a 50 foot 4" well and a septic system. Concrete floors nothing crazy. $300,000. !!!!!!! I shit you not. No way I will spend that kinda money on a man care / hang out for my old age. Not gonna happen. I can fathom half that price....but $300 k is $400 / sq foot for a basic build? Pffffft.
 
You are right when you say people don’t know about what a starter home is. I just bought a home built in the 40s, had to replace all the wire in the second floor, add lights and light switches to the bedrooms, repair cracks, etc…. It is still a work in progress but we now use it as a camp and love it. Kids these days just don’t know “you gotta do what you gotta do” mentality. They want it all and they want it now.
 
There is a mortgage broker that comes on the radio here to talk about all this stuff. He is a straight talker and has tons of funny sayings. He’s all about telling people how to improve their credit and save them money, I think he gets a ton of business.

I didn’t hear the whole thing but I know he did not like it at all and was talking about how it didn’t make sense to go that long and pay that mulch interest to “save” $200 a month. He also said that the problem with the market is lack of available houses and bringing a whole new class of buyers into the market doesn’t solve that.
 
Agree to an extent. Depending on location, there are limited "starter home" options.

A starter home might not be in the exact neighborhood people want to live. That could be what makes it a starter home. A starter home is just a home you can afford to buy when you're young in order to enter the market and begin building equity.

Everyone in my family lived where they could afford to until they advanced in their careers and had built enough equity that they could afford to live in the neighborhood they preferred. A great way to build equity is fixing up your own home, but young people can't or won't do their own remodeling.

My sister and her husband live in a house they couldn't afford because it was a fixer-upper, and the price just kept dropping month after month until they could afford it. Now it's fixed up, and they have an incredible amount of equity in it because it's turn-key, which is what the market demands now. Hey presto, they can suddenly afford to live in the neighborhood they want simply because they can do physical labor. And my sister did most of the work. An electrician even offered her a job because she knew how to run wires.

Everyone these days wants a turn-key house, and that is priced into the market. It's not the only thing pushing prices up, but it's definitely a factor that tends to be ignored.

Interest rates and Covid are major factors in the extreme rise in prices since 2020.
 
I think its more due to supply/demand and the feds printing 4.5 trillion since 2020, IMO.

That's what I'm talking about. The Covid stimulus nonsense and the supply/demand issues during the pandemic drove prices through the roof.

It was great for me because I sold at the peak. But anyone trying to get into the market now is at a serious disadvantage.

My first home had 2 rooms downstairs and 2 rooms and 1 full bath upstairs. Neighbors on both sides told me I was improving the value of the neighborhood because I was white. True story....
 
We bought our house dirt cheap in 2014. It was Amish built in 1983. Thankfully an owner since then had added the electric. It had sheet vinyl throughout and those cheap crappy counters. New flooring, new finishes, remodeled and larger bathroom, new deck and we love it. Starter home turned into forever home. Still more work to do as it's about time for new windows, siding, and roofing. We'll get there one big project a year.

We had a shell built on a lake property because we couldn't afford to have the whole finished house built. We finished the main floor so far. Saved ourselves a lot of money that way.
 
My first home was a two story brick home with a basement apartment that we rented out. 20,000 $ purchase price with 2,000 down payment. Sold it seven years later for 60,000 and built a New three BR / 3 bath for $125,000 complete. How do you spell inflation?

No-one in the history of the world has been as investigated as thoroughly as Trump.

The unredacted version shows it was Virginia Giuffre.

Giuffre has testified multiple times that President Trump did nothing and that she never saw him at Epstein’s house.

This is another Democrat scheme to distract from their failed government shutdown.
