Western MN farm

The thing I question: Will folks pay a decent price for duck/pheasant properties as they may for deer property? I was once into bird hunting.....but that was long ago. <----having said that, I know folks pony up for wetlands in the southern states.
If it was in AR, they would pay three times as much for duck property as for deer. If it had pheasants too - maybe six times as much😎


Wouldnt matter if a deer never walked across it.

And rightfully so. Deer will live anywhere. Ducks are extremely limited
 
I’d actually love to see this property be a waterfowl refuge in the distant future. It has all the potential. There would be thousands of ducks & geese using it… if they made it a refuge.

Would be “sick” ! I can definitely envision it . I would just need to expand the wetlands.IMG_9318.jpegIMG_9311.jpeg

These are the kind of places I loved to hunt in my younger days. Combination Duck and Pheasant ground. Could spend allot of time on a place like this.....and have some good wing shooting. Slow going, birds normally would sit tight in cover like this.

Does your property have any areas currently defined as wetlands? I'd assume so given the cattails in the pictures, but that's not always the case. I know making any changes in defined wetlands is challenging, but there are some federal and state programs that might allow for improvement and expansion of the wetlands.

I had approval from one government agency to build a dike that would dramatically increase the size of an existing wetland. I believe it was the NRCS and they were going to pay for the project. The corps of engineers and DNR needed to sign off to move forward, but even though both agreed it would increase wetland acreage and benefit wildlife, it wouldn't be allowed since the dam would be across an existing wetland and therefore not allowed.

I'm interested to see what you turn your new property into - it could be quite a wildlife magnet eventually.

Yes I think 5 total and an active creek. I’d say there is a good chance we can dam up a few wetlands that drain toward the creek .

NRCS projects, USFW, Wetland Reserve are all options I’m thinking? We will see if it qualifies.

I’ve done that on a couple of other farms. They like to see more wetlands !
