Reverse 1031

We have a parcel coming up on auction that looks interesting. Already own a parcel that we'd be willing to sell to help acquire this new one. The time frame looks too short to pull off a 1031. Have any of you ever done a reverse 1031 and what could you tell me about your experience? 1031 exchanges need to be done properly and I've heard reverses are possibly harder. Thank you.

Find a real estate lawyer,there are some income levels that you can do a step up or there are even ways to do things like transferable upon death to help keep taxes down.I say this as one of those people that is not selling any land that I have ever unless it meant life or death for a family member
