Neighbor situation. (What to do)

I’m not begrudging, 4 acres is not hunting land, period. It’s 50yds wide. You’d be lucky to keep a rabbit on the property if not for a clean shot. What I’m saying is 4 acres budding up to 400 that no other landowner in the area has permission to shoot on but for some reason this guy does is a little fishy. And doesn’t know any of his neighbors. The sole purpose of this was to say this guy is shooting/hunting on property he has no permission on. I confronted him and he claims he has permission to “use it”.
The truth will come out. Neighboring landowners who invest everything they have for true hunting land shouldn’t have to lose to someone like that who has nothing invested and taking everyone else’s sweat equity.
I can’t tell if you’re angry that he’s hunting on a small property or that he’s trespassing. One is objectively a legal issue, the other is not.

And leave cheap beer drinkers out of this! :)
 
If he was shooting his gun on 4 acres at iron targets would you have a problem with it? Or is it just because he has the potential to shoot a deer? If you only had 4 acres and could shoot a buck on it would you? I don't like the 300 yard rule. I could be 100 yard away and have my rifle pointed in a safe direction or 300 yards away with my rifle pointed in the general direction of a neighbors house. One is legal and one isn't go figure.
 
Sorry to reup this thread, but here's a similar situation i had to deal with...

Have an 800 acre lease. Have to drive about 8 miles of dirt roads to get to our north boundary gate. The landowner we lease off (the drummond ranch in oklahoma, same drummonds as the pioneer woman on tv) of has buku land, and owns almost all of the land on both sides of that 8 miles of dirt roads.
When the hogs got really heavy in the area, our landowner told us to shoot every hog on sight. Going down 8 miles of dirt roads, you're likely to see a hog. She was telling others to do the same. One day my son and I pulled into our north gate, drove about 100 feet where the dirt road turned to the left behind the treeline. This road is not good, almost 4wd, so we were going pretty slow. Next thing we know, bam bam bam bam, probably 15 shots, and sounded like they were coming from the road, and in our direction. We waited for a minute, turned around to go back to the gate, and the truck was still there.
I pulled right up to this truck, about a foot away from his front bumper, and got right out. Not armed of course, and prob a stupid move, but I was in man mode. I wasn't a complete dick, but this guy knew I was serious. He said it was him, and he unloaded his glock 40 on a sounder of hogs crossing the road, going our direction. He said he had no idea we were just on the other side of the treeline, maybe a 100 yds away. His excuse was that he also leased off the drummonds, and he was also told to shoot every hog on sight, so he did. He was very remorseful, apologetic, and sincere, so my anger faded pretty quickly.
But the main problem is, and some of what you all are talking about in this thread, is that he fired his weapon into someone else's property, not knowing if there was anyone, or stands in his line of fire. He did realize this mistake, and owned it completely. Since then, I've met and talked to other hunters that hunt around us on the ranch, found they were told the same about shooting hogs on sight. Half of them said they only shoot at hogs on their property, and certainly wouldn't shoot in a direction without knowing whats going on in that direction. The other half said they'll stop and shoot them any time, regardless of who's lease it is, cause they were told they could. These guys said they did understand my safety concern, and wouldn't shoot when "driving past our lease" Whatever...
The solution was simple. Called my landowner, told her what's up, and she called everyone and clarified that no-one should shoot towards anothers property like that, hogs or not.
It's all fun and games until someone loses an eye, or worse. That guy who did that to us didn't have ill intentions, was really a decent guy in the end, and thought he was ok until we showed up in front of him like we did. It all made sense to him in the end, thankfully nothing bad happened, and I don't expect he'll ever do that again.
That all being said, I think it'd be best to address it head on with the offender, before something real happens. You don't have to be a dick about it, just real. You'll prob see what I saw, with half completely understanding and the other half, it seemed they felt entitled, and I'm not sure my safety point was taken seriously. Hopefully your guy is reasonable.

Perhaps you're farther in walk or emotional maturity than I am...but i am the guy who isnt afraid, wants to make things right and then goes war mode until the enemy is scorched earth. Its cost me lots of money and the emotional expenditure has been beyond comprehension. Even if you think the law(s) are in place....lowlives dont care and are fine with being deadweight to others burden and know full well their uselessness will end without penalty. It is just how theyre wired. While people will always have a difference of opinions, ethics and morals.....most do not have the capability to learn. A bullet ricochet is not or you listening to nonstop gunfire is not of their consideration...the expenditure and risk is solely on your side.

Here are my neighbors - for your entertainment and understanding.

Home- lived here 25 yrs. East has a guy that owns 3 ac of lawn and comes out from the city to ride two stroke dirtbikes most weekend, including in the shared stone driveway i solely maintain. To the west two properties is an atty who moved his post bite pitbull rescue here because we have no zoning or noise laws. Has 25 dogs, many of which have mauled people (including himself and others there, one almost died on the chopper ride) barking basically nonstop all daylight hours all days. He is not only tax exempt but our small town is afraid of him. Called the dog warden and sheriff (only calls ever made to them) a he put my personal information of address and employer online. The Town Board decided to finally put some laws in place and he did the same to them. Have had multiple close calls with them walking them on the public roads as I was walking or running.

Fam Farm- Neighbor 1 has a pallet platform in his yard looking into our field. Known poacher. Neighbor 2 is a nice guy but his Germ Sheppard has taken off and run many deer out of the field. Neighbor 3 is hunt club from the city who owns an old RR bed- 110ft wide by 1.5mi long. There will be 5-15 people screaming in Spanish and shooting (aka wounding) anything that crosses that. Neighbors 4&5 both have local hunting shows and will do anything for content having been convicted of game law violations, including trespass on ours. The guy i get along with the most out of any of them was caught last week in my stand with two dead deer. (My guess is this will be a $200-300 pile of tickets....to destroy a 360ac farm....so what was learned? And both neighbors have 200+ac themselves). Neighbor 6 is a great human but they have a big family and will shoot everything/anything.

Now- the coupe de gras- my midwest farm- A year after ownership I realized the chittiest outfitter in the state was one property away. $1400 week of lodging, meals/beers, and sitting in popup on corn piles. 60-80 hunters a year and in his 10 years of bringing low standards north easterners in. (killing 15-20 1.5 and 2.5yo bucks) hes killed 2-3 3yos. Neighbor 2 & 3 shoot anything over 100" (in an area that had a 200 there/near most years just 10 yrs ago) saying if they dont the outfitter will. Ive tried hard to fix that. BUT...the real gem is the last neighbor. Hes a low life with an attorney for a wife. Was about to be fired from his job after multiple sexual harassment incidents but got a comp case for retirement. Long legal history and horrid human rapport. 9 filed and to unfiled police incidents (to which he hid in the dark to shoot toward and scare me and got away with it due to a lack of evidence), a dnr citation for hunting trespass, horses get out a few times a year that destroyed my plots and ate at my feeders for 3 days!, dogs that have chased deer and bark outside for hours on end with dog warden complaints, feeders and blinds feet off the line removed survey markers along our shared line, and does all sorts of dicky things on my owned roadway that he has an easement to cross, thrown lawsuit threats at me and blocked contractors from accessing my property on my property. Its cost me $6-7k in legal bills and millions of dollars and heartbeats in joy. Other neighbors love me for being the first person to stand up to him but its more work than joy.

In the end- there are worse neighbors than any of us have. Differences of opinions and ethical bandwidth will create stances where it is more likely to declare war than friendship. Its cliche in the hunting property purchase world to know your neighbors....and you cant until youre there (which is always left out).....but if you dont have good neighbors, you have bad ones and its going to come down to can you move or grapple with them until they do. If anything....theres a distraction.....

My neighbors are really good people, save an issue with one, but they are still respectful of property lines. I have zero trespassing issues with them or other funny business. Just need trigger control.

I was thinking the exact same thing about stroking out if I were him. I have my issues, but that sounds like an unending nightmare.

I think I'd give up on deer hunting and take up a new hobby... maybe find joy in making myself the most obnoxious and annoying neighbor in the world. Find challenge in seeing how creative I could get in establishing misery in those bordering me. Shees, some major messes!

I live in relative proximity to Bonaroo music festival. It’s somewhat out in the county on farm land, was way more in the country when it started, but I want to believe that’s what these folks did. I like to think they were sick of their neighbors so they turned their farm into one of the largest outdoor music festivals in the country!

Lol, that's great!

I have a friend who is the head of Dam Jam. It's live music in a field, surrounded by beer and food trucks, with camping. Show up Friday and leave Sunday. Party the whole time. It's a blast! I've thought about offering our place for it, but we're too far into the middle of nowhere for it to work. It would suck to be the neighbor if you wanted piece and quiet.

I told you there was 80 acres next to me. I promise I wouldn't be that bad of a neighbor.
 
How much they asking?
Last I heard, it was 90 acres, not 80, and he wanted $2500/ac. It's not listed. It's a timber guy that bought it for the lumber. It was cut pretty good 2 years ago.
 
It's not. If I was wanting a bigger place, I'd buy it. Just this year, I was offered $8k/acre for my farmed ground and almost $5k/acre for my 50. I get texts, mail, and calls every week.
What county in Ky is this land?
 
gjs4 - That doesn't sound enjoyable at all. I'd probably put the property up for sale and head for greener pastures if I were in your shoes.
