I havent been on here much, and if you don know me at all...... I will start by saying my superpower is attracting azzhole neighbors like I am a magnet to their iron.
As a brother in Christ, this stubborn German may have missed God's plan for him with a couple thousand presentations.
Whether the law is on your side or not....this chit will suck the joy out of you. Perhaps you're farther in walk or emotional maturity than I am...but i am the guy who isnt afraid, wants to make things right and then goes war mode until the enemy is scorched earth. Its cost me lots of money and the emotional expenditure has been beyond comprehension. Even if you think the law(s) are in place....lowlives dont care and are fine with being deadweight to others burden and know full well their uselessness will end without penalty. It is just how theyre wired. While people will always have a difference of opinions, ethics and morals.....most do not have the capability to learn. A bullet ricochet is not or you listening to nonstop gunfire is not of their consideration...the expenditure and risk is solely on your side.
Here are my neighbors - for your entertainment and understanding.
Home- lived here 25 yrs. East has a guy that owns 3 ac of lawn and comes out from the city to ride two stroke dirtbikes most weekend, including in the shared stone driveway i solely maintain. To the west two properties is an atty who moved his post bite pitbull rescue here because we have no zoning or noise laws. Has 25 dogs, many of which have mauled people (including himself and others there, one almost died on the chopper ride) barking basically nonstop all daylight hours all days. He is not only tax exempt but our small town is afraid of him. Called the dog warden and sheriff (only calls ever made to them) a he put my personal information of address and employer online. The Town Board decided to finally put some laws in place and he did the same to them. Have had multiple close calls with them walking them on the public roads as I was walking or running.
Fam Farm- Neighbor 1 has a pallet platform in his yard looking into our field. Known poacher. Neighbor 2 is a nice guy but his Germ Sheppard has taken off and run many deer out of the field. Neighbor 3 is hunt club from the city who owns an old RR bed- 110ft wide by 1.5mi long. There will be 5-15 people screaming in Spanish and shooting (aka wounding) anything that crosses that. Neighbors 4&5 both have local hunting shows and will do anything for content having been convicted of game law violations, including trespass on ours. The guy i get along with the most out of any of them was caught last week in my stand with two dead deer. (My guess is this will be a $200-300 pile of tickets....to destroy a 360ac farm....so what was learned? And both neighbors have 200+ac themselves). Neighbor 6 is a great human but they have a big family and will shoot everything/anything.
Now- the coupe de gras- my midwest farm- A year after ownership I realized the chittiest outfitter in the state was one property away. $1400 week of lodging, meals/beers, and sitting in popup on corn piles. 60-80 hunters a year and in his 10 years of bringing low standards north easterners in. (killing 15-20 1.5 and 2.5yo bucks) hes killed 2-3 3yos. Neighbor 2 & 3 shoot anything over 100" (in an area that had a 200 there/near most years just 10 yrs ago) saying if they dont the outfitter will. Ive tried hard to fix that. BUT...the real gem is the last neighbor. Hes a low life with an attorney for a wife. Was about to be fired from his job after multiple sexual harassment incidents but got a comp case for retirement. Long legal history and horrid human rapport. 9 filed and to unfiled police incidents (to which he hid in the dark to shoot toward and scare me and got away with it due to a lack of evidence), a dnr citation for hunting trespass, horses get out a few times a year that destroyed my plots and ate at my feeders for 3 days!, dogs that have chased deer and bark outside for hours on end with dog warden complaints, feeders and blinds feet off the line removed survey markers along our shared line, and does all sorts of dicky things on my owned roadway that he has an easement to cross, thrown lawsuit threats at me and blocked contractors from accessing my property on my property. Its cost me $6-7k in legal bills and millions of dollars and heartbeats in joy. Other neighbors love me for being the first person to stand up to him but its more work than joy.
In the end- there are worse neighbors than any of us have. Differences of opinions and ethical bandwidth will create stances where it is more likely to declare war than friendship. Its cliche in the hunting property purchase world to know your neighbors....and you cant until youre there (which is always left out).....but if you dont have good neighbors, you have bad ones and its going to come down to can you move or grapple with them until they do. If anything....theres a distraction.....
