I can tell you the dynamics at play for me. I just finished selling all 25,000 acres of my Mexico property. I'm 70 and there is no way anyone in my family could manage or afford or understand what it takes to own such a property. So looking forward I was needing an exit strategy. Over time I have befriended one of the wealthiest men in Mexico . My ranch has developed a reputation as one of the best hunting properties in Mexico and he made me a deal I couldn't refuse. I owner finance for 5 years, then get another 5 yrs free hunting. My obligation is to keep managing it as I have historically. That will take me to 80 yrs old. Certain. I could keep managing as long as I want ...if I want. Who knows at 80
Out of curiosity, will he be running an outfitter business, or keeping it for private use?
 
Yeah, not to mention with that much land in that part of the world it would take you at worst 2 to 3 years for it to be one of the top properties in the country once again.

I'm sure it could get pretty bad ass but I'd think what happens on the neighbors could still have something to say about it being "top properties in the country"?
 
I don't recall the exact number, but I thought I read their business runs like 20k acres. Who knows the balance, but if they're selling the 1k they own and staying in biz on the 19k they lease, I'm guessing they might still have some unhappy neighbors. But, it does sound like they pride themselves on shooting larger racked mature bucks than the average outfitter. Maybe they own a bunch more. No clue.

Totally. But a couple things. 1) in that part of the world no reason to think you couldn’t have neighbors on the same page. 2) if they are a parasite outfitter like most are, they could be the problem neighbor and last 3) with that much land your neighbors could be night hunting snipers and you are still going to have good deer to hunt.

Im not sure what kind of premium that place commands without doing much leg work but I know a couple things. Big properties in good parts of the world are more rare than an honest politician. The principle of paying less per acre because of scale doesn’t work anymore. You actually pay a premium for large contiguous tracts. If you have a $10mil budget i challenge anyone to go on landwatch, search top whitetail areas, and see what there is to choose from. It’s slim pickings if you want a large land holding in the midwest.

Definitely should still have nice deer to hunt but if your neighbors are night hunting snipers it would have a serious impact on the property being able to be one of the top in the country.

of course. I’m just illustrating that a lot of sins can be overcome with a lot of land in a good part of the world
 
I'm not Mr Deep Pockets but if I was would not consider the asking price that bad. Just running the numbers $10,200,00 ÷ 1141 acres = ~$8940/acre.

That is less than double for what non ag/hunting land sells for around my little postage stamp place in WI and likely hunting is 5x? Maybe 10x better for horn porn attainment.

Just another reference point. Ag land just an hour south of my place went for about $10,000/acre in last 6 months. The WI state web site has Ag land
in county where my land is was averaging over $7200/acre over about a dozen sales in 2024. Thanks to the government printing presses, land inflation cost has jumped 42% in the 5 yrs between 2019 and 2024.

Now if my checking account had say about $100 million sitting idle...
 
Or you could spring for this one and have to build your own home. For people who say the other is overpriced…unfortunately I don’t think it is. This is the new normal for large land holdings.
As a deer hunter, this property doesn't look appealing at all to me. 95% ag and cattle ground, but I understand the point you're trying to make and mostly agree. Stuff is just priced incredibly high for about anything nowadays, land is no different.
