I owner finance for 5 years, then get another 5 yrs free hunting. My obligation is to keep managing it as I have historically. That will take me to 80 yrs old. Certain. I could keep managing as long as I want ...if I want. Who knows at 80
Yeah, not to mention with that much land in that part of the world it would take you at worst 2 to 3 years for it to be one of the top properties in the country once again.

But a couple things. 1) in that part of the world no reason to think you couldn’t have neighbors on the same page. 2) if they are a parasite outfitter like most are, they could be the problem neighbor and last 3) with that much land your neighbors could be night hunting snipers and you are still going to have good deer to hunt.I'm sure it could get pretty bad ass but I'd think what happens on the neighbors could still have something to say about it being "top properties in the country"?

I’m just illustrating that a lot of sins can be overcome with a lot of land in a good part of the worldDefinitely should still have nice deer to hunt but if your neighbors are night hunting snipers it would have a serious impact on the property being able to be one of the top in the country.
As a deer hunter, this property doesn't look appealing at all to me. 95% ag and cattle ground, but I understand the point you're trying to make and mostly agree. Stuff is just priced incredibly high for about anything nowadays, land is no different.Or you could spring for this one and have to build your own home. For people who say the other is overpriced…unfortunately I don’t think it is. This is the new normal for large land holdings.
