Out of curiosity, will he be running an outfitter business, or keeping it for private use?I can tell you the dynamics at play for me. I just finished selling all 25,000 acres of my Mexico property. I'm 70 and there is no way anyone in my family could manage or afford or understand what it takes to own such a property. So looking forward I was needing an exit strategy. Over time I have befriended one of the wealthiest men in Mexico . My ranch has developed a reputation as one of the best hunting properties in Mexico and he made me a deal I couldn't refuse. I owner finance for 5 years, then get another 5 yrs free hunting. My obligation is to keep managing it as I have historically. That will take me to 80 yrs old. Certain. I could keep managing as long as I want ...if I want. Who knows at 80
Yeah, not to mention with that much land in that part of the world it would take you at worst 2 to 3 years for it to be one of the top properties in the country once again.
Totally. But a couple things. 1) in that part of the world no reason to think you couldn’t have neighbors on the same page. 2) if they are a parasite outfitter like most are, they could be the problem neighbor and last 3) with that much land your neighbors could be night hunting snipers and you are still going to have good deer to hunt.I'm sure it could get pretty bad ass but I'd think what happens on the neighbors could still have something to say about it being "top properties in the country"?

of course. I’m just illustrating that a lot of sins can be overcome with a lot of land in a good part of the worldDefinitely should still have nice deer to hunt but if your neighbors are night hunting snipers it would have a serious impact on the property being able to be one of the top in the country.
As a deer hunter, this property doesn't look appealing at all to me. 95% ag and cattle ground, but I understand the point you're trying to make and mostly agree. Stuff is just priced incredibly high for about anything nowadays, land is no different.Or you could spring for this one and have to build your own home. For people who say the other is overpriced…unfortunately I don’t think it is. This is the new normal for large land holdings.
100% agree. Much rather have the Illinois oneAs a deer hunter, this property doesn't look appealing at all to me. 95% ag and cattle ground, but I understand the point you're trying to make and mostly agree. Stuff is just priced incredibly high for about anything nowadays, land is no different.

Absolutely. Which is counterintuitive to scaling with regards to pricingLarge blocks are just plain worth more per acre than smaller parcels.

I don’t know that that holds true in my little neighborhood. Buildable 20s are $0.5-1M and good hunting 400s are $2M. The humdinger 800-1500s sit forever and go for sub $5k/ac with big cabins and shops thrown in for free. The cheapest per-acre listings In the 2 counties I spend the most time are also the largest listings. Maybe this just isn’t a good part of the world, but land to build a house AND for 40-80 acres of hunting land is in very high demand.Big properties in good parts of the world are more rare than an honest politician. The principle of paying less per acre because of scale doesn’t work anymore. You actually pay a premium for large contiguous tracts. If you have a $10mil budget i challenge anyone to go on landwatch, search top whitetail areas, and see what there is to choose from. It’s slim pickings if you want a large land holding in the midwest.
It's a bit more nuanced . He is parking money in real estate ultimately for his children. has put together a block of couple hundred thousand acres. Bought mine from reputation without ever seeing it. I do whatever I want with it for as long as I want with his knowing it will be in better shape when he takes possession than when he bought it. All on a handshake . Very fascinating and unique man. I suppose when you have extra commas and 0's in your net worth you look at the world differently.Out of curiosity, will he be running an outfitter business, or keeping it for private use?
I’d like to park money in 100,000 acre blocks !!It's a bit more nuanced . He is parking money in real estate ultimately for his children. has put together a block of couple hundred thousand acres.
