Imagine selling this

A lifelong dream for most of us to have the ultimate spread. I always wonder what dynamics are at play when someone sells the top .0001% of all eastern hunting properties. I’ve seen a few of those from time to time, like some 5000 acre quail place in South Georgia to a farm like this is Illinois. I can’t wrap my head around it.
 
It looks like that may be part of Hadley Creek Outfitters too? They've killed some giant bucks over the years on their properties.
 
Well if its part of an outfitter hopefully they are going out of business haha
 
I can't believe it's only $10 mil. That farm in PA probably goes for $10 mil and the top deer would score about 97". haha

I think they were like the OG outfitter in this state. I bet the area is totally depleted. Who knows.
 
Probably could've gone further back, but they've been in NAW for at least 21 years.

Hadley Creek was used by Drury's in a lot of their competition shows I remember. I haven't seen a hunting show in 5 years but I know they specifically used to.
 
I can tell you the dynamics at play for me. I just finished selling all 25,000 acres of my Mexico property. I'm 70 and there is no way anyone in my family could manage or afford or understand what it takes to own such a property. So looking forward I was needing an exit strategy. Over time I have befriended one of the wealthiest men in Mexico . My ranch has developed a reputation as one of the best hunting properties in Mexico and he made me a deal I couldn't refuse. I owner finance for 5 years, then get another 5 yrs free hunting. My obligation is to keep managing it as I have historically. That will take me to 80 yrs old. Certain. I could keep managing as long as I want ...if I want. Who knows at 80

Some of their photos in the listing from 2024 doesn't seem too depleted. May not be what it once was, but what is anymore?

Seems to me you found a pretty good deal for yourself. Congrats!......and keep enjoying the fruits of your investment and labor.

Yeah, not to mention with that much land in that part of the world it would take you at worst 2 to 3 years for it to be one of the top properties in the country once again.
 
Unless the bank still owns it. And the note is paid by selling many expensive hunts. Getting harder to build the herd with liberal hunting regs. But yeah I haven't checked the website, so I don't doubt they're still getting some good deer.

I have a crazy idea... Mort buys that property, holds annual field days where we all come help with habitat work (he provides food and beer), and there is also an annual drawing for a member to hunt it. Thoughts?
 
A lot goes with the land - the buildings, housing, shop, equipment, income, etc. Now, maybe it was just an oversight - but they did not mention turkeys, doves, ducks, or fishing. No doubt that you could develop some great dove hunting - dont know about the rest. Not that I will ever have that kind of money, but I would have to have a lot more than a a few months of deer and 12 months of work. I need 12 months of recreation, too. 😎
 
Only 10 million .. how about a hundred trillion for ya. How about creating a hunt club with 20 folks with a cost of 500k?

Sure sounds high for just over 1000 acres,even with house and blinds. I'm sure it's nice but theres alot of other places where thatwould be a whole lot cheaper
