Conservation Easements

Has anyone put their land in one? I was looking at part that is in flood plain so it couldn't be built on anyway.Can they construct power lines on conservation easements?
 
I put my land in a timber forest state program. Saves 18 mills of tax per year. If you move forward with the conservation easement I would negotiate these items out.

I don’t think you can stop a power line no matter what you have going on.

We paid a small fortune to get power ran the half mile it took to get to our house. We had to ask permission from the landowners who's land it ran through. I'm pretty sure they could have said no unless imminent domain requirements were met.

Oh, I thought he was talking about a transmission line. Up here we’re having a battle every few years about CO2 lines or oil and gas lines. Lots of landowners were fighting the CO2 line. I haven’t followed that one too closely.

I’ve researched them some after seeing some attractive deals on land. They aren’t one size fits all, some allow a lot of “freedom” and others are so restrictive you might as well not own it, I believe the restrictive nature weights the benefits the landowner receives. With that said no matter how you structure it, you are basically at the mercy of a land trust on your own land. They dictate what you can do and have access to your property to make sure you aren’t breaking their rules. I view them as even more restrictive crp/wrp programs but in perpetuity. Just keep in mind you are signing your rights away in exchange for some money. They are buying your rights essentially. Not for me but it make work for some.
 
I have one farm in Minnesota that I put in RIM. Reinvest in Minnesota. It’s a permanent easement. They allow trees, native grasses, restored ponds etc..

We planted 40,000 trees on it (5 row shelterbelts with some 2-4 an rblock plantings)…now it’s pretty darn good for deer & pheasants!

The payment was lucrative at the time and I signed up ! However, I would not do it in most cases . It’s restrictive & not a fit in many cases. I would not buy land with a permanent easement unless it was very cheap …

I very well may have been the one who's confused.
 
I was wondering if they would keep out the new transmission line that Evergy is wanting to run.I finally got a little better map and this time one of the possible routes goes through the south line of my timber. The last one went through at the north end. It's going east towards you cat but I haven't really looked over there. It's called Buffalo Flats transmission line.The problem is they engineer them off google earth and think they know where the roads are. This route goes through a wetland and 600ft at least of my timber.Oh I forgot they are trying to get approval from the state to raise our rates around 26%. And all this power on these 2 lines goes out of state
 
I have a Corps flow-age easement over half my land - no permanent structures, and a lot of restrictions on dirt work. And they can flood you whenever they want - which is not all bad - during duck season.
 
I have a transmission line easement and the one time every two years they are on my land it pisses me off! They are always looking for the path of least resistance so I catch them on camera way away from the powerline. I’ve had many a stern conversation with their boss. And they asked to leave a lock on one my gates so they don’t have to bother me. That’s like a girl trying to leave a toothbrush after 3 dates. We aren’t there yet….
 
I have a transmission line, US Army Corps flowage easement, a US highway easment on a 62 acre piece of property I own. It is a probably the best 62 acres you could own for hunting. Deer (my largest), ducks, doves, hogs, frogs, crawfish, and gators
 
Unfortunately it's not much of a choice,they spend a certain amount of money per acre of R/W. They will pay to their lawyers for eminent domain or to the land owner. My issue they will be going through around 600 ft of timber usually 100ft wide. It can be switch grass but it would be on the south end of my property and I already have one on north end 1/2 mile away. They don't even look at the land except on google earth. The route they want to go they say is along a road but we closed that road years ago officially and it goes by a wetland also
