Carlton County 665/acre

West Branch

5 year old buck +
I saw this when browsing and I am not sure on the exact location of it but based on the road listed and directions it looks like it likely mostly high land. If it is on the north side of the road it looks like it is mostly highland as well, when you go about 3/4 to 1 mile down the road. I think the property closest to the road is owned by the local CO, could be a good thing for absentee owner.

Wolves and bears in the area but overall should be a pretty remote spot at a heckuva price.

Wow! When I clicked on that the header first showed "XXX" I thought, "oh boy, what did I click on?"

Land porn!

Looking at the county GIS site I see two possible combinations of 120 acres on the road listed. Both seem to be 60%+ hard ground so this price is really surprising. Usually the <700 acre ones in the area are majority swamp ground. Someone must be looking to unload this place quickly.

It looks like some nice deer habitat.

I did some more research after posting the new link and got some info from the agent:

These should be the property lines: http://www.mappingsupport.com/p/gma...82,-92.856424||46.491627,-92.861938||line=off

It looks like it was logged off in the last 10 years. Trees left that you can see on aerial are likely oaks and it looks like there are a fair amount. Lacks thermal cover but I think it has thick cover with alders and willows in low ground based on what I know about the area.

The house closer to the road driving into the property is the local CO and he owns 120 acres there. Should be a plus in most cases if you don't live on your property. I think the property for sale might be a relative of his. Other surrounding property owners decent sized chunks of land with the bigger ones being 300+ acres.
