Iam looking at this 110 acre property. Due to cost I was looking at seeing if sellers would split the property. I originally wanted the south part of it , but I guess someone else wants it to, and the seller right now wants to sell it all at once and would consider someone buying the North part and another buying the south part at the same time . What do you think of the North part. The North part has about 30 acres of tillable and about 20 woods. Gonna go walk it this weekend and then decide. I might put an offer on the south side anyways. Thanks Brad
 
I'd be driving by there at dusk and dawn every chance I had to look at numbers in that field.

Don’t really like the residences on the east side.
 
I'd try to find a friend or investor to buy the north side if you walk it and really like the south side. From what we can see, south side looks pretty good, north side.. questionable because of the buildings (assuming they aren't in the sale).

Otherwise I'd be out.
 
Screen the houses off. I like the N end. Lots of edge for a NW wind. But it is an afternoon hunt because you'll bump them out of the field in the dark in the morning. When you get there to walk it check out (in the north half) that top that goes into the timber from the souther end heading NW. I'd be curious if it could be an additional thin kill plot.

I also see a potential to screen of a couple sections of the large field to make hidey hole plots that they might feel comfortable entering early.

Is there a piece along west side of north piece that is between the river and your line?If you went all the way to the river that is a good funnel.Saying that the south looks like prime.Buy it all and put the north up for sale for 500.00 more per acre

I think a little bit does go over the river , but I won't know till I walk it. Buying the whole thing I would need to eat the cost of a realtor fee, and the mortgage payment it takes to sell. So I'm going to really have to like it to do it. The North part I thought could be ok because of the dead space to blow my wind on a nw. Not a fan of those houses either

Keep in mind if you buy the whole thing with the intent to sell a portion, your bank won't like that unless you have a very substantial down payment. Part of the loan collateral would include the north side acreage so you can't just survey and split to your heart's content.

You could do two mortgages or like I mentioned earlier, bring on a friend or partner.
 
I see lots of interesting topo( ridges,saddles,points) with funnels as noted by other posters
