I bought a life insurance/long term care rider policy. You can withdraw 4% of the face value for long term care costs. The advantage, not as expensive, they cannot raise the premiums on you … & you will use it one way or another .

I was fortunate to buy a farm in Western Minnesota with good soils 85 CSR type … wet in some spots. For $3200/ac roughly. Long story, it has CRP, and some crop areas that drown out and the local farmers didn’t want to pay for the dead acres. A good 20 acres were flooded at the time they tried...

A friend of mine will be doing some TSI on 9 acres of timber on my farm in Missouri. I’m excited to see the results! He is one of the best at it . Very experienced!

AI is a nice tool for investment returns … Goldman Sachs (GS) bought at the Covid lows in 2020 . $100,000 investment would be worth $653,000 today. 5x Now I’m not sure if they calculate dividends but GS pays a solid dividend as well.

I’d give my left nu# to go back 20 years and make a purchase I had lined up . Long story but I could retire now . It was 880 acres in Iowa and 750 were tillable . The asking price was 1100/acre. Had them at $1000/acre. This farm had ponds, wooded draws . It was amazing . I was gonna do a 1031...

Not very often in my area … but there are farms for sale on the Dakotas, Montana for under that. You have to consider that the income off those farms is fairly low.
