Long story short I put a contract on another piece very close to my home. Tough decision not taken lightly. Please share if you know anyone in the market. Below is the write up I put on FAKE BOOK. Anything you all would add or subtract?

287 acre ozark timber farm for sale. Intensely managed for mature bucks for 5+ years. Great age structure. Strong turkey population. This ground has Approx 10 acres of open ground with many food plots in place. Year round spring fed creek runs centrally through property with beautiful rock formations. Two acre destination clover field is one of the prettiest you will ever see. Many producing chestnut and fruit trees make this farm a year round wildlife mecca. Custom grafted fruit trees provide soft mast from Sep-winter. Pond makes for great fishing memories with family and friends. Great access with multiple cleared building sites. The future for this farm is bright. Hope I get to put an arrow in the double drop, sticker buck or wide 8 before it sells. All alive and well with lots of other bucks that will be 4 this yr.. These pics all from last year.

That’s gotta be a tough decision. But closer to home makes it easier to take those kids along with you...

It really is.. This new place has a barn with small living quarters and a nice little lake. An close I can sneak over for habitat work during the little ones nap time LOL
 
That's gotta be worth more than that, no?
That’s probably not far off of going price for ozarks non-improved (i.e. timber) land. Also depends on how quickly he needs to sell it.
 
The one thing I might add is that it could be worthwhile to consult and possibly retain a land specialist that deals in recreational properties. I have bought and sold three houses and never used a realtor, but ended up using one to sell my farm since I was trying to appeal to a very specific audience. The realtor made up every bit of his commission by getting me more for it than I ever thought I could get (and definitely more than I would have got on my own). I ended up clearing pretty much exactly what I would have listed it for on my own but didn’t have to do squat...he handled everything.

I was going to sell it myself but had him come out and do a tour and then put together his listing price. I let him list it, still thinking he was crazy, because the contract allowed me to cancel at anytime and list myself or with another agent at no penalty. He ended up showing it 5 times in about 3 moths time period and I received 4 offers and the 5th would have offered but didn’t want to get into a bidding war with anyone so opted to wait and see what the others did. I was very happy with the result and was worth the time and money. I didn’t have the time to show it and deal with that sale since it’s a good drive each way to get there...but still ended up getting what I needed out of it.

Jordan, sorry to hear with all the work you put in, but closer to home and more family time is a good trade off.

A couple of items to consider ... Is there a well on the property or have you had it tested for a well? Is there septic or have you done perk tests to confirm a septic could be put in?

If there is a great building spot with a view, cut a clearing and an atv trail to it ... let people dream a bit.

The price does seem low for the amount of acres alone. In Minnesota it's 1,500 an acre for useless swamp ground around me. You've got a hunting paradise there!
 
Wish I could buy land for that... We're 5000-6000 an acre for wooded recreation land... and that's an hours drive from the house.

We've had unimproved out of town sites sell in 10-50 acre chunks for 50,000-65,000 an acre close to home... yeesh.

We shall see. I have had allot of potential buyers come forward on FB. I am not one to dicker back and forth when selling something. I put my real price out there for the world to see and try to shoot straight with people. It has actually worked pretty well over the years. I will be very happy with the price.

I considered this. My banker told me he has a tough time getting farms to appraise for what Whitetail properties gets them under contract for allot of times. I may go that route. Something to be said for not having to jack around with giving property tours. I think it will sell to one of the few that expressed interest. I will keep you guys posted.

Yep closer to home with future plans to build a compound for my growing family lol

No well. Soil generally handles septics well in this area. The county is not real stringent on stuff like that either. Having a tough time getting down to Bush hog. So much rain this yr is keeping my landscaping business hopping. Hope to get down soon to clean up a bit for tours
