Crep/crp question (CP4D)

Does anyone have experience with CP4D? I'm looking at buying a property with CREP/CRP? I'm reviewing the contract, sign up type says crep-illinois, but it's in CP4D and classified as CRP. I looked up CP4D, and it says permanent wildlife non easement. Its confusing as a women with a large Adams Apple.
 
Hmm, that’s a good question?? CREP is usually a permanent easement? That’s a phone call you might have to make .
 
The permanent piece refers to the CP4D practice - it’s intended to create permanent habitat but not be in a permanent easement.

If you Google CP4D, it intends to create permanent wildlife habitat for landowners through this practice since that CRP practice can contain native grasses, shrubs, trees. With those cover types allowed, it’s essentially harder to convert it back to ag land than other CRP practices where you only plant native grasses for example. It doesn’t mean the land will forever be in a permanent easement - CRP program CP4B is for permanent easements.

I did some ChatGPT asking, and it can be in both CRP and CREP. CREP is state specific. Essentially, IL is providing additional incentives for enrolling in CREP. But, it seems CREP might have a bit stronger requirements for the management of the land or longer contract term. Would want to talk to the FSA office about it to get all the facts before possibly buying it, though.

There are a bunch of CRP programs that plant trees which they hope it will be permanent habitat . Windbreaks & riparian buffer for example .

They don’t say CREP & yes it is state specific. In Minnesota CREP is permanent easement. In SD I checked into CREP also a permanent easement on some programs, the other is 15 years but you have to allow public hunting .

If the CREP program pays more… find out why it pays more there could be a reason?

Crep usually goes for lower price than non Crep, what did it sell for per acre?
 
I'm estimating 6.25 to 7 k and acre. It had a fairly big house on the property I had a hard time determining value so it depends on what the house will be appraised for.
 
Is there a link to the listing? We struck out when trying to enroll a large chunk of farmland into crep some years back on a different farm. The plan they drew up was ridiculous. Soured me to the whole program.
 
CRP was going to end in two years and it sounded like they weren't going to be able to renew it. The value of the house with the non crep acres is around 400k then add 250 k for land. The house being sold as is, which after viewing it I think needed some work. I could barely handle accepting id probably be paying 1k a month in property taxes.

We plan on relocating to that area more specifically by lake Shelbyville ( when my wife is ready) I thought about splitting the property up, as the house is way too big for two people. I was going to keep it for a year or two though to see if she would've liked it.
 
Bet that place is fun. Looks like a buck timber to me. I'd try like heck to talk to as many neighbors as possible. Looks like you'd own the gated lane? Probably wouldn't be a deal breaker. Wouldn't get much in the way of plotting or orchards if you're into that kinda thing. Seems priced to sell.
 
Just got logged. The big trees will be gone.
