200 acres, NW Missouri!

Got a great farm that we are thinking of selling. 200 acres with 74 tillable that is rented out at $200/acre. Good access on good gravel on the south, dead end road access on the east side. View by appointment only. Asking $2,600/acre. Located just south of Mount Ayr Iowa in Missouri. Tags are over the counter in Missouri. You can shoot 2 bucks/year. And there are some big deer on this farm right now. We have several other farms in Missouri, this one just does not get hunted that much, so we will sell it if anyone is interested. Is that a creek running through the property or a gully?

What type of elevation change from that are to the ag fields if any?

We have a mile and a quarter on the east fork of the grand river. That is what flows through the property. The whole farm is pretty flat. Tillable ground is second tier bottom ground(never floods) and is very good farm ground. Currently in corn.
 
Just curious MO, how likely do you think it would be that if a guy bought this farm he could pick up the 80 acres along 251. Do you think the current owner would consider selling that at some point? Lots of extra tillable income and you would have control of the pinch point/access corridor between the north and south fields.

Thanks, looks like a nice property and that river would create some nice funnels with transition to the ag fields. I have a buddy who may have some interest. Will pass on the info and let you know.

That 80 is owned by a 80 something old man, just like the 200 we own, it will be for sale soon, one way or another.

The 60 acres of mostly tillable to the east of the north end of our property is for sale right now, just listed 2 days ago.

I wish we had more time to hunt it, there are some great bucks on camera over there right now. The place is unreal. But we have 700 acres at my house here in Missouri that is unreal as well. Tough to drive 11 miles to this property when we can take the golf cart right out the back door!

And a heads up, get pre qualified at your lending institution before looking at property. Mine especially. You must be able to afford a $500,000 property, before you need to look at a $500,000 piece of property.

I ain't driving 400 miles one way anymore for tire kickers.

Serious, they went to look at a farm, but they were not qualified? That has happened to me too, but to drive that far.

Got a few details to figure out, but we may have a buyer now!
 
Congrats ... my buddy actually put an offer in 375 acres in Illinois, 240 acres Ag, balance timber, streams, ravines, etc. ... was not aware that he was that far in the process.

Like with every buyer, it ain't a deal until I get my non refundable deposit. Time will tell!
