Stock Market is the bottom in?

Yes and and to some, ignorance is bliss, and they find comfort in having their own views parroted back to reassure them. Others are open to having their perspectives challenged and sometimes even change them. 😄

CWD hot zones and land values

Perhaps I misunderstood his original post. He said as a "land investor". I did not take that as limited to land in the few places where deer hunting is a price driver. To me a "land investor" is not limited to hunting land.

CWD hot zones and land values

As I said in my previous post, there may be some isolated areas where land prices are driven by deer where it could have an impact, but the vast majority of land prices are driven by other factors. The OP said he was an investor in land and wanted to know if CWD was likely to impact land prices.

CWD hot zones and land values

What percentage of the total land sales is that? Tiny. Compare that to the acreage sold for ag, timber, or industrial.

    laser bore sight tools

One of the pictures that we used in our Hunter Ed classes, is a barrel peeled back like a banana with and bore sighter hanging out! Someone went to the range, bore sighted, and forgot to remove it before taking his first shot! It was the type where a long metal rod went down the barrel...

Are you kidding... Biden got zero votes. Nobody voted for him. Trump got 100% of the vote didn't he! 🤪

CWD hot zones and land values

There are probably some localities that are and exception, but in general, deer are not a major driver for land prices. If you are talking about land that is not suitable for other purposes and hunting is the primary driver, I would expect CWD prevalence to have an impact on land prices. If...

I think you are absolutely right....But I got no one to chat with when I'm on the ATV. 😄

    UTV Opinions/Advice Solicited

I think that is true. I looked hard at the Honda 1000 before I decided on the 700. I did not like the frame size on those larger UTVs. Even the 700 is a bit more limited than my old Kawasaki Prairie for deer retrieval. My main purpose was for work around the farm and deer retrieval when I...

    UTV Opinions/Advice Solicited

That is probably true from an exhaust perspective. The question is whether it is enough given the vibration noise and stuff. For me, the exhaust noise is pretty minor at 10 mph.

    COMPOSTING

For me it was between 1 and 2 years. Keep in mind that the initial dump was all C (wood chips). Over the next year or so, I added the grass clippings and mixed a bit each time I cut the lawn. I think things can go much quicker if you balance the C and N from the start and they are well mixed...

    UTV Opinions/Advice Solicited

I think Wind Gypsy may be right about the Hondas being quieter than many UTVs, but there are a couple things to consider. First, you pretty much sitting right in front of the engine and it is not sealed off, it just sits under the bed. There is some vibration from the engine. I think it...

    UTV Opinions/Advice Solicited

I don't use it like some. I rarely got over 10 mph with it. It is certainly not stealthy, but I have no problem carrying on a conversation. I am glad I did not fork over the extra money for an electric Polaris. While I'm sure that would be nice, the cost was just off the charts. Instead...

    COMPOSTING

They make composting bins and you can make your own. You do need to water them from time to time. Some you can roll to help mix. They probably make things work slightly faster. I just use a pile since I have a loader that I could use. A neighbor had some trees cut down and chipped. I told...

    COMPOSTING

There are a number of states that allow this alfalfa provides the N and the straw provides the C.

Do I need to remove the leaves before frost seeding?

I don't know about that. It depends on the big picture. We have oaks in riparian buffers and had some on a couple ridges. After assessment, our forester determined that the oaks we have on ridges are mostly shallow rooted scarlet oaks and, in our soil would not increase in timber value over...

    COMPOSTING

When we use the balance of C & N in our food plot mixes and rotations to improve OM, we are using the same principles of "Green" and "Brown" balance they use in composting. There are lots of internet resources for backyard composting. You can use bins that help with heat and allow for rotation...
