What do you guys think of this property? My original goal was to try and buy my neighbors 12 acres that adjoins my property ( don't really think my neighbors property is going to give me better deer opportunities)

Just saw this property listed and I am tempted to go take a look

It might be worth a look and trying to find a neighbor that will be honest about the how the area is hunted. Being 20 acres you're at the mercy of the neighbors but that looks like good ground surrounding it. Quiet a few big blocks of timber and some nice fingers. If there isn't a low water crossing the brushy opening on the NW corner is going to be hard to access.

Over priced IMO but Jeff always seems to start high. The value is in the 9 acres tillable and I'd be reducing my income by cutting out ground for road screens and food plots on the N end of the tillable ground.

Just an opinion and being free it's not worth much :)
 
I don't think the farm is that far off on price, smaller tracts always demand a premium. The market for a $50,000 farm is much larger than the market for $500,000 farms. Most of NE Mo can be good if hunted smart. Road frontage isn't excessive, I always avoid frontage if possible. Too bad CRP is at the cap, or you could turn it into a real nice place, and get paid.

University of MO says tillable in that county averages $3500/ac. Timber ground around $2000/ac.

Call Jeff, he's a straight shooter. I've bought 2 farms through him, and I consider him a friend.
 
Property that adjoins existing property is always good,but it does look like a nice piece,they might be able to tell you if theres a chance to get anymore around it or trade it up in future
 
I keep looking at it. It's hard to say what to think about it. There aer one ot two things don't add up. What do you think about it? Why this particular piece? From a thousand miles away it has the right look. I'm not sure where land prices are headed. That's all dependent in farm and non-farm income. The farm economy is going in the tank. I would expect rent to go down if that's a consideration. Rent goes down do land prices go down? It's my neurosis, but I'm always afraid of getting upside down in a land deal. Back to the deer hunting issue...I think it's important to know what's happening for a mile around the property - from a land use and social interaction perspective.

There's this thing called Cropscape by USDA that estimates land use by crop at 30 meter intervals across the country.

I might have the location correct. Here's the snapshot for 2016. The area tabulated is a circle of a radius of about 1.75 miles.
