You can use traps and poison. It should be a year or two to get pests under control.

We successfully used traps in the house.

Not a solution for the barn. Poison not an option when you have dogs. Poisoned mice & squirrels also leads to Owls, Hawks, etc. being poisoned.
 
Morton Guy coming out in the AM. Had another builder price a shop. 40x60x12 with 5” concrete. Gutters and also the thin insulation throughout. $47900.

Really curious on what Morton quotes as that is similar to something I want.
 
Morton bid is $60k and that is with a $1500 discount for it being Morton days. That doesn’t include insulation or anything else. Just plain Jane shop with gutters

Yes. Doesn’t include me leveling the site first. Also doesn’t include running electricity to it.
Edit: going through my bids with a fine tooth comb. They offer a better warranty and also use 26 ga as opposed to my other bids using 29 ga.

SO QSI just called me today. If I sign by Mar 1 they will take 5% right off the top. Wife and so have some talking to do

I wouldn't take the risk of leveling the site unless you are a contractor with experience.

Warranty means nothing if you do site prep ... entire structure warranty is based on site prep.

Foolish in my onion to save $$ in this area.
 
I have a buddy who is a dirt contractor that will do it for cheap
 
I just got my quote back from Morton, $50+ per square foot, 42x50' over $110k fully insulated. No electrical, plumbing, concrete, excavation, interior finishings. I wont be going Morton. I dont know how others are getting these cheaper quotes?
 
Our Morton was something like 11/sq ft. It's strictly cold storage, but well made, not their budget model. No power to it yet. 2 big slider doors. Sky lights so it's not a dungeon.
 
I just use the 5 gallon pail with oil/antifreeze in it and a pop can with dogfood, or peanut butter on it. It just keeps working.
 
Waiting to see what our tax return is but plopping down $42k for a shop makes me physically ill. I want to drop to 30x40 but wife says no. We will see.
 
Check out Walters buildings. We built our bardominium last fall and the building is great. Much nicer quality then our northland shed we built 3 years ago at my dads.

4W ... not sure why you are surprised. Morton prices their product more on brand name than product differentiation.

If yo really want the best at the best price, you need to write your own spec defining what your minimum s design wise. Things like post size & spacing, wall stud size, roof line construction (finished eves or not), type & rating of insulation, roof truss spacing & R factor rating, window rating, etc. Then take your spec to 3

How much of the work was done by Walters in house crew & contractors? Nice building, but I have seen your posting on other site ... looks like you did a lot of the work yourself or subed.

From your prior posts, only looked liked Walters put up the framing posts, footings, and steel shell ... what value did they actually provide?

Walters put up the walls & roof etc. I subbed out parts like the concrete ,electrical & plumbing. The rest I have been doing myself. I’m confused by what you mean by what value they provided. Lol

I’d keep looking. We built a 50’x90’ shed this summer with concrete floor, 6” concrete w like 16” on center rebar, 18’ ceilings, bunch of windows, 2 doors, 2 overhead doors, insulated concrete, front porch/overhand, full electric, power door, no insulation for total of $115,000

I should add it was a ladder frame structure rather than pole barn
