It's way up there. And almost to Michigan. Probably not much for deer. But you can't beat the price for a fishing or grouse base camp

I will have to agree that the fishing(especially through the ice) in the area is top notch, bar none, and the snowmobiling in that area is just as good as the fishing.

Yes and yes. Keep in mind it will be awhile between bear permits.

Phelps is a beautiful area. It wasn't that long ago that deer hunting there was pretty decent (not IA decent, northern WI decent). Bet the guy is going through a divorce

That is how I got my land. Divorce and it needed to sell. Right place and right time. Made them an offer and they took it.
