A realtor friend of mine listed this property. Looks like a nice hunting & recreational property with timber income. Thought I would post for anyone that might be interested ... there is a cool aerial video on the listing.

It is a property with some potential but it also has some hang ups.

It has Mfl contracts which aren't a big deal but they also sold/gave away a pretty restrictive conservation easement. This also isn't a complete deal breaker but they want too much money for what is restricted.

If someone wants the easement or mfl contracts let me know. I can send them along. I have looked at this property.

I have been throwing the idea around of buying some ground. When you mentioned the restrictive conservation easement, what does that mean? I have seen that mentioned on other properties for sale. What are the down sides, implications to the new land owner?
 
The current owners sold the development rights. You are restricted from developing or building certain things in the property. Each conservation easement is different so you have to read them to see why you are allowed to do and what you aren't allowed to do.

I find that people sell certain rights but then want full value for the property. It is important to keep in mind when you spend this kind of money that your future might change. With restrictions on anything you limit your future buyer pool. But with that in mind.

Thank you for the info, I see it a fair amount on land for sale. This piece is out of my price range, thank you for the offer on sharing the easement. I used to hunt on 600 acres back in Iowa. Some of my dads buddies ended up buying it. A couple years after they bought it, the feds paid them a huge amount of money not to plant it in crops and the Feds came in and planted native plants. Then a couple years after that, they sold it to the Iowa DNR. Are the easements kind of like that scenario with the feds buying out the farming rights?
